Getting Started
Disney Vacation Club® (DVC) is Disney's timeshare program where owners purchase points to book stays at deluxe Disney resorts. Some owners have unused points they'd like to rent out privately. Sleep Around Points connects these owners with guests looking for discounted Disney resort stays.
Sleep Around Points connects ID-verified DVC owners with ID-verified renters. Owners list their available points with specific resorts, dates, and pricing. Renters browse listings, book stays, and pay securely through our platform. Funds are held securely by Stripe until 24 hours after check-in, protecting both parties.
No, Sleep Around Points is an independent marketplace and is not affiliated with, endorsed by, or sponsored by Disney Vacation Club® or The Walt Disney Company.
Renters typically save 40-60% compared to booking the same room directly through Disney. For example, a room that might cost $600/night through Disney could cost $300-350/night through DVC point rental.
Booking Process
Browse our listings to find a stay that matches your dates and preferred resort. Click "Book Now" to start checkout. You'll verify your identity (one-time), sign a rental agreement electronically, and pay the total amount (rental + 7% service fee). The owner then has 24 hours to confirm and another 24 hours to submit Disney reservation proof. Your payment is held in escrow until 24 hours after check-in.
Renters pay a 7% platform fee on each booking. This covers ID verification, secure payment processing, 24-hour deadline enforcement, and customer support throughout your booking. Owners pay a separate 4% fee, deducted from their payout.
You can book up to 11 months in advance. Popular resorts and dates (holidays, special events) tend to book up quickly, so we recommend booking as early as possible.
Our platform requires bookings to be made at least 14 days before check-in. This gives owners enough time to make the reservation with Disney and for you to receive confirmation.
Room requests can be noted at the time of booking, but they are not guaranteed. Owners can submit requests on your behalf, but Disney assigns rooms based on availability. Some listings may include guaranteed room categories if the owner has specifically booked that room type.
Payments & Pricing
You're charged immediately when you complete a booking. Funds are held securely by Stripe until 24 hours after your check-in date, at which point the owner receives their payout. If the owner doesn't confirm within 24 hours or fails to provide reservation proof, you receive a full automatic refund.
We accept all major credit cards (Visa, Mastercard, American Express, Discover) through Stripe. All transactions are encrypted and PCI-compliant.
Owners set their own per-point pricing (between $12 and $45 per point). The total cost depends on how many points your stay requires, which varies by resort, room type, view category, and season. Premium resorts and peak seasons require more points. You'll see the full breakdown before you pay.
No hidden fees. You'll see the points rental cost and the 7% platform fee clearly displayed during checkout. There are no additional charges, cleaning fees, or resort fees.
Owner-caused cancellations (missed deadlines) always result in a full automatic refund. For renter-initiated cancellations, refunds depend on timing: within 24 hours of booking (and 14+ days out) you get a full refund including the 7% fee. 30+ days out: rental minus a $75 booking fee. 14-29 days: 50% minus $75. For DVC Owners
Create an account, upload your DVC deed or contract, and complete identity verification through Stripe Identity (a quick ID scan + selfie — takes about 2 minutes). Our team reviews your contract within 24-48 hours. Once both are verified, you can accept the Owner Terms and start listing your points. No bank connection is required upfront — you can connect your bank whenever you're ready to collect payouts.
As a platform policy, we limit owners to renting no more than 35% of their total points per Use Year. Our system automatically tracks your usage and prevents listings that would exceed this threshold. This helps ensure all rentals on our platform remain personal in nature.
Listing is free. We charge a 4% fee on completed bookings, deducted from your payout. There are no upfront costs or monthly fees.
You receive your payout 24 hours after the guest's check-in date, provided there are no disputes. Funds are transferred directly to your bank account via Stripe.
Owner cancellations result in a full refund to the renter and financial penalties: $100 (30+ days out), $250 (14-29 days), or $500 (less than 14 days). Repeated cancellations may result in listing suspension or account restrictions. Medical emergencies are exempt with documentation. See the Owner Terms of Service for full details.
You set your own per-point price between $12.00 and $45.00. We provide pricing suggestions based on your resort, room type, and season to help you price competitively. The platform also shows you the net payout after the 4% fee so you know exactly what you'll earn.
Safety & Protection
All payments are processed through Stripe, a PCI Level 1 certified payment processor. Funds are held securely until 24 hours after check-in. Combined with ID verification for all users, this nearly eliminates fraud on our platform.
Both renters and owners must complete ID verification through Stripe Identity before engaging in any transactions. This adds a layer of accountability and helps ensure everyone on the platform is who they say they are.
Owners have 24 hours to confirm bookings and another 24 hours to provide Disney reservation proof. If they miss either deadline, your booking is automatically cancelled and you receive a full refund. No action required on your part.
You have a 24-hour window after check-in to report any issues through your dashboard. Our team reviews disputes and works to find a fair resolution for both parties.
We take privacy seriously. Our system automatically redacts personal contact information from messages to keep all communication on-platform. All data is encrypted and we never share your information with third parties.

Modifications depend on the booking status and owner agreement. Contact support with your request and we'll work with the owner to accommodate changes when possible. Some modifications may require cancelling and rebooking.
If Disney makes changes to your reservation due to circumstances beyond the owner's control, contact support immediately. We'll work with all parties to find a solution.
